The site was purchased in April 2015 unentitled and required a general plan amendment and zone change to allow for low-medium density. The approved project consists of 73 single family detached homes in the RD6 zone which allowed for larger lots to be located adjacent to the existing single family neighborhood and smaller lots to be planned adjacent to more intense uses. The project also was approved utilizing the small lot subdivision ordinance to provide future homeowners with fee simple ownership of their land. The homes include 4 to 5 bedrooms, 2 to 3 car garages and driveways, and rear yards ranging from 15 to 35 feet deep. The project includes five floor plans with 13 different elevation styles. The gated community includes a tot lot next to an existing oak tree that will be preserved.
